Property held for the long run
A storefront, clinic or workplace a neighborhood leans on, available for less than it costs to build.
What we source is leased, performing property, bought below the cost of building it new and held for the long run. What we run is the building itself: the upkeep, the leasing, and, where the loan on it has failed, the workout with the borrower rather than the foreclosure, the same plan our debt recovery line writes. These are the storefronts, clinics, and workplaces a neighborhood leans on, held as performing property and, when a loan has gone bad, worked out rather than shut down. Appreciation is not underwritten, so the building has to pay its way from the day it is bought, not from the day it is sold. The building sits in the asset management line, not in a separate property business.
Structured, not formed, not an offer.
- What we source
- Leased, performing property, bought for less than it costs to build
- What we run
- The upkeep, the leasing, and the workout where a loan has failed
- How it is checked
- Underwriting, in-house audit and risk assessment; appreciation is not underwritten
The controls every building sits on
Underwriting
Priced before capital moves.
Every building the platform takes on is priced by our own underwriting before capital moves.
In-house audit
Checked by the holding company, not self-reported.
Performance is checked by the holding company, not reported by the platform that holds the asset.
Risk assessment
How it fails, worked out before the price.
The scenario is underwritten for how it fails, a tenant gone or a loan gone bad, before the asset is priced.
Active asset management
Run day to day, never held passively.
Each building is run day to day, its leasing and upkeep done by us; nothing is held passively.
Outside capital on the same rules
Outside capital run alongside our own, on the same underwriting, the same audit, and the same rules.
There is no separate standard for other people’s money. The book is the one we run for ourselves, and it sits on the same four controls as every platform in the holding company. The holding company owns those controls, not the platform, so they work the same way whether the capital is ours or is run alongside ours. That is the whole of what is written about this service here.
In research, not formed. Nothing on this page is an offer, and nothing on it asks for capital.
