On affordable and mission-adjacent deals an external nonprofit, community land trust or limited-equity housing cooperative would sit as Managing General Partner and hold the program seat. What the spine is intended to be

Soft-money and many affordable stack paths require a nonprofit MGP. The capital desk and the builder would take fee, co-development, construction and non-managing ownership positions. Neither Build Capital nor Onyx would ever be the MGP.

MGP / program

External tax-exempt nonprofit, community land trust or limited-equity housing cooperative - soft-money eligibility, governance seat and mission overlay.

Capital desk

Build Capital would structure capital beside the MGP. It would not absorb the nonprofit.

Builder

Onyx, under contract when hired - construction delivery at arm's length.

Land steward

On some paths a congregation or landholder would keep title under a ground lease while the MGP holds the program seat.

Mission Fund I

A future pooled vehicle for mission and affordable capital remains paper only and unformed. It is not pitched as live, and its materials are never mixed with community-sponsor outreach. No terms of any kind appear here.
